Colorado Springs

El Paso County — core metro, elevation ~6,035 ft

Our core population and lead-volume base, and the region's elevation baseline. Colorado Springs sits on the same Pierre Shale/expansive-clay belt as the rest of the corridor, with freeze-thaw exposure that already runs ahead of the Denver-metro baseline. The city maintains public sidewalks, but property owners remain legally responsible for injuries and for reporting hazards promptly — a distinction worth knowing whether you're a homeowner or an HOA board.

Manitou Springs & Cascade

Hillside cluster at the base of Pikes Peak, elevation ~6,320–7,300 ft

Manitou Springs and Cascade sit right where the terrain turns from flat metro grid to real mountain grade. Driveways, patios, and walks here are frequently built on a slope, so water concentrates at predictable low points and against retaining walls instead of sheeting off evenly — repairs and lifting work have to preserve that original grade, not just flatten the surface. Retaining walls and terracing are common fixtures on these properties, not upgrades.

Woodland Park, Divide & Cripple Creek

Ute Pass / high-country corridor, elevation ~8,465–9,494 ft

This is the highest-elevation stretch of our service area, and it shows in the concrete. Thinner air changes temperature faster, and the intense high-altitude sun common to this corridor can thaw snow and ice on a driveway even while the air itself stays below freezing — producing more frequent melt-refreeze cycling than the lower-elevation towns in our territory. We schedule work here with weather and access in mind, especially around Cripple Creek's mountain roads.

Monument & Palmer Lake

Tri-Lakes area, north of Colorado Springs, elevation ~7,000–7,235 ft

The Tri-Lakes area sits at a meaningful elevation step above the Colorado Springs metro without the steep hillside grade of Manitou Springs or Cascade. Expect the same expansive-clay heave found across the region, plus elevated freeze-thaw exposure on driveways, patios, and walkways that Front Range advice written for Denver doesn't account for.

Green Mountain Falls

Ute Pass foothill town, elevation ~7,800 ft

A small, steep-terrain community tucked into the Ute Pass corridor. Grade and drainage drive most of the damage patterns we see here, layered on top of freeze-thaw exposure well above the Colorado Springs baseline.

Fountain

Southern flatland edge, elevation ~5,538 ft

Fountain sits at the low end of our service area — close to or even below Denver's elevation — so it doesn't see the intensified freeze-thaw pressure that our higher corridor towns do. Expansive clay soil is still the dominant driver of cracking and heave here, and flatter grades mean drainage design matters more at the yard and downspout level than at the driveway-slope level.
